Altura Office Building is a multi-story building consisting of two office towers
(South Tower, three-story, North Tower, four story) connected by a two-level
entry and elevator entrance lobby with a two-story atrium. The Altura campus
consists of two office projects - Summit Office Bulding, which was built in 1980
and extensively remodeled in 1999, and the Alture Office Building, which was
completed in February 1999. The Altura campus is situated on 6.94 acres of land
along the south side of Interstate 40 between Washington Avenue to the East and
Carlisle Boulevard to the West, at the 4000 block of Indian School Road NE in
Albuquerque, New Mexico. The Altura Office Building contains 105,725 square feet
of rentable space and the Summit Office Building consists of 39,629 rentable
square feet. In addition, the office complex includes a 67,357 square foot parking
garage and basement storage beneath the Altura Office Building. Secured parking
of 142 spaces is provided int he below grade parking garage, which can be reached
via lobby elevators to a basement lobby. There are also 52 covered parking spaces
south of the Summit Office Bulding. Thus, there are a total of 519 parking spaces
providing the project a ratio of 3.6 parking spaces per thousand square feet
of rentable area.
Altura Office Building has an exterior insulation and finish
system (EIFS) and tinted glass windows with curtain wall. Exterior granit,
both polished and flame, provide accents on the facade. The building stands
out as a gem along the Sandia Mountain skyline.
The Altura Office Building's main lobby also commands
attention with its
two-story open atrium design. Natural stone is utilized in the atrium finishes,
and is combined with textured and painted wall surfaces, tile floring and
coffered ceilings to present a pleasing and leegant office building entry
lobby.
At the entrance, a building directory constructed of natrual
stone surrounded by a water feature and interior landscaping add to the ambiance
of the area. An open stairway connects the lobby area with the second floor
and another staircase leads from the lobby to the basement for parking and
storage. The second floor crosswalk overlooks the main lobby and atrium below
and connects the two building towers.
Interior standard building finishes include 2' x 4' x
3/4" fissured, suspended ceiling tiles (scored to appear as 12" or 24" squares),
painted gyp board ceilings, solid core, stained cherry, full geight doors
with brass hardware, 2' x 4' parabolic lighting fixtures and 28 oz. quality,
commercial grade carpeting. Interior walls are painted and textured.
Average floor sizes range from 30,500 to 32,278 square
feet, which makes prestigious full-floor occupancy a practical option for many
Albuquerque area firms. A building conference room equipped to seat 26 is situated
on the fourth floor with access to a private, open terrace overlooking the
third floor patio roof and spectacular views of the mountains.
